What’s The Golden Rule for #househunting

It’s not magic, it’s math! The secret to finding “The One” while #househunting is in the numbers.

The Golden Rule: 80/10/10

80% of the home should make you swoon. You should be in love with MOST of the features of “the chosen one”. Imperfectly perfect.

Focus on the big things;

Size -It does matter. Is there room to grow? Does the size/layout suit your current and future goals as it pertains to this property?

Location - Is Legit.  If only you could pick the house up and plop it down in your desired location..but you can’t. So you’ve heard it said..location, location, location.

Overall Vibe - Do you dig it? Does the property speak to you? Can you see yourself hosting, raising a family, game nights? Working from home? Suntanning in the nude, whatever you fancy, does the overall vibe speak to you?

10% of the property are things you can live with. Like the Marines..you could “adapt and overcome”.

10% are the things you can change. Hideous paint job..you can change that. Light fixtures out of date…you can update..things that you can easily change overtime to improve the property.

Going into the #homebuying process with realistic expectations is key. Following the #goldenrule of #realestate will help keep you stay on track and your expectations in check!

5 Things I Don’t Care About As Your Realtor!

So - You are thinking about connecting with an agent to perhaps get the ball 🪩 rolling towards your real estate goals. Whether it be buying or selling, here are 5 things I don’t give a rip about as your Real Estate Agent in Grande Prairie!

#5 - How messy your house is for a listing appointment! Honestly, I’m more interested in the overall condition, the bones of the home, the location, the amount of bedrooms, bathrooms and the floor plan..to name a few. It’s great if you are looking to get your place listed more urgently (less work to prep for getting it listed).. but spotless 🧹🧽🫧 is not a pre-requisite for me!

#4 - How often or “late in the day” you text me! When you partner with me, you get just that..a partner. From start to finish, clear, concise and urgent communication is key to me successfully bringing you through the buying and selling process. I’ll be sure to get back to you as soon as I am available 📲 ..that’s my duty to you!

#3 - If you change your mind on what you want in a home! Identifying the best possible place for you to hang your hat is an exploratory process and takes research and patience. Part of that is exploring different areas of town, floor-plans, square footage etc. Changing your mind is allowed and as your agent, I respect and understand that!

#2 - Second, or even third showings of the house you love! Buying a home 🏡 is one of the biggest decisions you can make in your life. It would be silly to think you wouldn’t look through a different lens at least once before pulling the trigger. The first time, rose coloured glasses, the second you let the weight of your decision sink in and tend to look through a more practical and realistic lens. I encourage this, in fact, I believe viewing your dream property more than once is smart and creates a more successful end result (less surprises you may have overlooked, less potential for liabilities in the future, etc)

#1 - How long it takes to find the right one! Life happens, circumstances change and in order to have a positive experience where you feel confident with your decision it MUST be the right time for YOU..It’s not about me. I have a limited scope into the overall picture of your life and my job is to facilitate your needs, when the time is right for you!
